History

When to develop

There are no restrictions as to when to develop your stand.

Building Plans

Before any building work may commence, council must approve building plans and register with the NHBRC (National Home Builders Regulation Council).

Sewerage

Owner / builder to install suction tank.

Owner responsible to have contents pumped out and removed.

Community Hall

The Vaaloewer Community Hall is available to the community and may be rented for private functions etc.

Rates & Taxes 

RATES & TAXES: AVERAGE BETWEEN ħR400-00 TO R1000-00 PER MONTH (VACANT LAND)

                               AVERAGE BETWEEN ħR500-00 TO R1500-00 PER MONTH (DWELLING) 

AVERAGE WATER CONNECTION COST:          ħR4500-00    (including deposit of R540-00)

AVERAGE ELECTRICAL CONNECTION COST:                      (deposit R1777-00/ nil prepaid)        

The owner (own electrical contractor) will according to council specifications do the electrical connection at own cost and only pay an admin fee to the council plus the necessary deposit if not prepaid. Should water/ electrical services have to cross over existing tar road, additional cost will be charged to repair the road after connection.

As a service to our clients, after purchase of a property, a list of important contact numbers pertaining to Vaaloewer, ie. Emfuleni local municipality, local building suppliers, surveyors, drawing of building plans etc, are handed to purchasers.
